At The Letting Agent we have an excellent knowledge of the local area and pride ourselves on going that extra mile to match the right tenant to the right property.  We value your custom and are here to ensure that once your tenancy commences, everything runs smoothly for both landlord and tenant.

 

Once you have found a suitable property, we ask you to reserve it by providing a fully completed application form, proof of ID and residence and by paying a holding deposit. (Please see our fee schedule for full details)

 

All Named Tenants must be 18 or over.

 

On completion of an application form we will carry out references and credit checks, using an external company.  We will require proof of your identity and residency (passport, driving license, or utility bill, less than 3 months old).  Other information necessary for referencing will include your address for the last three years, details of your employment and current landlord if applicable.  If a guarantor is required, the guarantor will also be fully referenced.

 

All offers are subject to contract, satisfactory referencing and Landlord’s approval and the Landlord has the right to withdraw the property at any point without prejudice until contracts have been signed and executed. (See fee schedule for details)

 

In most instances, referencing is a fairly quick process that should only take a few days to be finalised.

 

Payment in cleared funds will be required prior to the commencement of the tenancy start date.  This payment will comprise the first month’s rent, and the deposit to cover damages and dilapidations (See fee schedule for details). 

 

Where The Letting Agent is managing the property on behalf of the landlord, the deposit will be sent to the Deposit Protection Service custodial scheme where it will be held for the duration of the tenancy. At the end of the tenancy the deposit is returned to you less any agreed deductions. Where a landlord manages the property themselves, The Letting Agent will confirm the scheme in which the deposit will be held.

 

We would normally recommend allowing at least 1-2 weeks from finding your accommodation to moving, in but this can be arranged sooner in some cases if necessary.  

 

We would also recommend that you have adequate contents insurance in place to cover your own possessions and accidental damage to the landlord’s fixtures and fittings, which could prevent retentions from your deposit.
